There is No Short Cut
Now I know you did not like to hear that when it comes to getting listings and using your listing presentation.
It would be so much easier if I simply lied to you and told you a big fib about getting 5 listings this week. Sorry but that is simply not true.

Farming is the #1 source for listing leads. Why? Well, consider these facts when it comes to getting sellers to call you.
Marketing Frequency To Lead Conversion Success
If you send a homeowner just 1 marketing piece, that first effort is called "Initial Contact".
- 2% of success happens on first contact
So if you stop at Initial Contact and never continue contacting sellers then the best you can expect in terms of success is 2%.
Introducing Concept 12 for Listing Presentation Success
If you want to cover the entire spectrum so you cover all odds of success, then this is the marketing frequency required.
- 2% of success happens on 1st contact.
- 3% of success happens on 2nd contact.
- 5% of success happens on 3rd contact.
- 10% of success happens on 4th contact.
- 80% of success happens between 5th contact to 12th contact.
Said Another Way... You are really not in the game until you reach contact point 5 to 12. This is why farming is so important when it comes to a listing farm. By choosing a certain area and marketing into that area on an ongoing basis you are simply giving yourself the best chance at success.
